This is a very popular windsurfing and kitesurfing spot with many options. Very large grass area is fantastic for rigging kites up and launching safely (beware children's play area and basketball area!!)

At neap low tide a medium sized lagoon forms behind the large banks, suitable for learning kiting and windsurfing. To the west at neap low tide massive lagoons form with flat shallow water perfect for kiting and you can sail as far as HHSC infront of the beach huts. Best sailed on the rising tides.
At HW there can be large swell great for jumps
Watch out for the groynes as they like to eat fins.
To the east is Monks Hill. This is more suited for windsurfing and is great at all tides but can get very lumpy at high tides. At LW the tide only goes out max 20m so it is only a very short walk out. Also at LW a big bank forms in front of beach huts to the west creating an area of flat water to blast in on port a gybe then blast out on starboard in a SW.
